These Terms and Conditions ("Terms") govern the use of the website www.beetcommunity.com ("Site") and the booking of coliving accommodations and related services provided by BeetCommunity, managed by Beet S.r.l. Benefit.

By accessing or using this Site, you agree to be bound by these Terms. If you do not agree with any part of these Terms, you are not permitted to use our services. If the booking is made through a platform external to Beetcommunity, it is the user’s full responsibility to read and understand these Terms and Conditions. All provisions and regulations described herein will still apply, as the use of the spaces is subject to the rules and conditions established by Beetcommunity.

1.Purpose of the Agreement

BeetCommunity.com provides coliving accommodation services in Palermo, Italy, offering flexible rental options for travelers, remote workers, and digital nomads.

Our coliving spaces include:

• Weekly room cleaning

• Fresh bed linen and towel changes

• Access to shared common areas (kitchen, terrace, garden, coworking, etc.)

All accommodations are intended exclusively for temporary stays.

2.Stay Duration

The minimum stay is 1 night.

The maximum stay is 1 year.

All bookings must be made through the official website and are subject to availability at the time of the request.

3.Booking and Payment

To finalize a booking, users must provide accurate personal and payment information.

Payment Terms:

For stays shorter than 2 months:
Full payment is required at the time of booking.

For stays of 2 months or longer:

• 30% due at the time of booking

• Remaining 70% due upon arrival

Accepted Payment Methods:

• Credit card, processed via Stripe

• Revolut, upon request

• Wise, upon request

• PayPal, upon request

• Bank transfer

The booking will be confirmed only upon receipt of the required payment.

Invoices can be provided upon request once the necessary billing information has been provided.

4.Cancellation Policy

Change and Cancellations made more than 30 days before arrival:

Full refund.

Change and Cancellations made between 15 and 30 days before arrival:
50% refund.

Change and Cancellations made less than 15 days before arrival:

No refund, but the amount may be converted into a credit valid for 12 months, subject to availability and prior notice.

Change and Cancellations less than 5 days before arrival:
No refund and no credit available.

Bookings are non-transferable to another guest, or third-party. For legal reasons, reservations are a personal contract attached to the original guests name and information. 

5.Additional Guests

• Each room may accommodate 1 additional guest, except for single rooms, at an additional charge of €15 per night.
• Additional guests must be communicated to the BeetTeam, paid for and registered before their arrival.

6.Pet Policy

BeetCommunity is a pet-friendly community and we love animals. However, in order to ensure the comfort, respect and safety of all our guests, pets are allowed only upon prior request and confirmation by BeetCommunity and only in rooms, apartments or accommodation units specifically designated as suitable for pets.

The presence of a pet must be communicated before booking or, in any case, before check-in. BeetCommunity reserves the right not to authorize pets in certain rooms, apartments or during specific periods, including in order to respect guests who prefer to stay in pet-free environments.

Guest Responsibility

The pet remains at all times under the full and exclusive responsibility of its owner or of the guest responsible for its care.

To the extent permitted by applicable law, BeetCommunity assumes no responsibility for the pet's health or for any illness, accident, ingestion of food, plants, substances or other materials, escape, loss, injury or other event that may occur during the stay.

The guest is responsible for:

• supervising their pet;

• ensuring that the pet does not cause disturbance, damage or danger to other guests, other animals, staff or the property;

• keeping all areas used by the pet clean and immediately removing any waste;

• monitoring what the pet eats, drinks or picks up within the property;

• being responsible for any damage caused by the pet to people, other animals, furniture, buildings, gardens or other property.

Any additional cleaning, repair, restoration or replacement costs resulting from the presence or behavior of the pet may be charged to the responsible guest.

Common Areas

For reasons of safety and respect for other guests, pets may not be left loose or unattended in common areas.

In shared spaces, pets must always be accompanied and kept under the full control of their owner or responsible guest, using a leash where necessary.

Pets may be left free only within the private spaces assigned exclusively to the guest, provided that this does not create risks, damage or disturbance to other guests.

Specific Rules – BeetCommunity Botanical Garden

Within the BeetCommunity Botanical Garden property, including all outdoor areas and the garden, pets may not be left off-leash or without the direct supervision of their owner or responsible guest, regardless of the pet's temperament, size or usual behavior when off-leash.

This rule is intended to ensure:

• the safety of the pet itself;

• the comfort, safety and peace of mind of other guests;

• the protection of other animals that may be present on the property;

• full control over what the pet may eat, drink or pick up from the ground;

• the cleanliness and proper maintenance of the garden and common areas.

The owner or responsible guest must therefore maintain direct control of the pet at all times while in outdoor and common areas.

Failure to comply with these conditions may result in BeetCommunity requiring the guest to immediately take the necessary corrective measures and, in serious or repeated cases, requiring the pet to be removed from the property or cancelling the booking without refund, without prejudice to BeetCommunity's right to claim compensation for any damage caused.

7.Early Termination

If the guest decides to shorten their stay after arrival, the original agreement and payment terms remain in effect. Refunds and credits are not guaranteed.

BeetCommunity remains available to consider flexible solutions on a case-by-case basis.

Once an early check-out date has been confirmed, BeetCommunity reserves the right to rent the room, apartment or accommodation unit again from that date onward, without any obligation to inform or notify the previous guest.

8.Responsibilities of the Parties

Guests agree to respect BeetCommunity's community guidelines and house rules, which promote shared living, respect for other guests, and the care and cleanliness of the spaces.

Guests may refer to the Coliving Guide provided by BeetCommunity for further information regarding community and house rules.

BeetCommunity is committed to providing the services specified at the time of booking and to maintaining a safe and welcoming environment.

9.Dispute Resolution

We encourage all issues to be resolved informally and in good faith.

If no agreement can be reached, without prejudice to any mandatory consumer protection provisions under applicable law, the competent court shall be the Court of Palermo, Italy.

10.Data Sharing Policy

BeetCommunity may share limited personal data, such as first and last name, with trusted coliving partners only in exceptional circumstances involving safety risks, serious incidents, property damage or unpaid stays.

Any information shared will be limited to what is necessary for the specific situation, handled confidentially and processed in accordance with the General Data Protection Regulation (GDPR) and applicable data protection laws.

Users may exercise their rights of access, rectification, erasure, restriction or objection to the processing of their personal data in accordance with applicable data protection laws.

11.Acceptance of Terms

By making a booking or using the Site, users confirm that they have read, understood and accepted these Terms and Conditions.

Use of BeetCommunity's services and confirmation of a booking constitute acceptance of these Terms.
